Awaab's Law expands for social landlords from 30 Nov 2026 — private sector to follow

From 30 November 2026, Awaab's Law Phase 2 requires social housing landlords in England to tackle seven further hazard types — electrical faults, falls, fire and explosions, excess cold, excess heat, structural collapse, and hygiene risks — within fixed timeframes: 24 hours for emergencies, 10 working days to investigate, and 5 working days to complete urgent safety works. These duties do not yet apply to private landlords, but the Government has confirmed Awaab's Law will be extended to the private rented sector under the Renters' Rights Act 2025, with the timing still to be confirmed following consultation. Private landlords should treat this as the clear direction of travel and prepare now.
